A Hotel Built Into South Congress, Not Onto It

South Congress is the stretch of Austin people photograph, and putting a hotel into it without wrecking it took some care. Dick Clark and Associates worked with Michael Hsu Office of Architecture on a building of 76,000 square feet that keeps its shops at street level, hides three floors of parking underground and puts 83 rooms above. The ground floor stays open to the sidewalk, so residents and passers-by move through the courtyard as freely as guests do. That is the trick of the place: it behaves like a block of the avenue rather than a compound that happens to sit on it.

Why It Works

Three reasons. First, the architecture is honest about where it is, using concrete, reclaimed wood and pieces made for the building rather than imported hotel luxury. Second, the food is a real reason to stay: a twelve-seat omakase counter, an all-day cafe and a coffee window the neighborhood queues at, all inside one address. Third, the practical layer is unusually good, with underground parking on a street that has almost none and a car service covering the first few miles. Small hotel, city-block ambitions, and it carries them.

Why This Location

Number 1603 sits in the busiest part of SoCo, among the boot shops, record stores and taco counters. Walk north up Congress and the avenue aims straight at the Capitol dome across the river, which is the photograph everyone takes and is better in person at dusk. Lady Bird Lake and the hike-and-bike trail lie between here and downtown; Zilker Park and Barton Springs are a short ride west, Rainey Street about the same east. The compromise is noise. Congress stays loud into the evening, and a room off the avenue is worth asking for.

Eighty-Three Rooms of Concrete and Reclaimed Wood

The rooms start around 282 square feet, which is compact, and the materials do the compensating: concrete ceilings left exposed, reclaimed wood, hardwood floors, furniture made for the building and local artwork on the walls. Bathrooms carry walk-in showers with real pressure, soaking tubs in some categories, and Aesop in the dispensers. Linens are Matteo, the minibar is stocked properly, and the television carries the Drafthouse film library, a small thing that says a lot about who the hotel thinks is staying. Ask for a room off Congress if you sleep lightly.

Five Ways to Eat Without Crossing the Street

Otoko is the reason chefs know this address: twelve seats, omakase, and a booking that has to be planned. Cafe No Se runs from morning to night with seasonal cooking and is the room most guests default to, while Manana handles coffee, juice and pastry through a window the neighborhood uses as its own. The Lobby Bar makes cocktails for a mixed crowd of guests and locals, and a garden restaurant sits alongside for a longer dinner. Five options inside one building, on a street that already has too many.

The Roof, the Shops and the Car You Do Not Need

The pool is on the roof, small rather than resort-scale, with shaded cabanas and a bar beside it, and it is the only quiet the building offers on a Saturday. Downstairs the retail runs to a clothing boutique, a workshop restoring vintage motorcycles and a nail salon, all open to the street. Three levels of parking sit underneath, which on South Congress is close to a luxury in itself, and a complimentary car covers the first few miles. Pets are welcome for a fee.
